With more Manhattan employees working from home or going hybrid, the Greenpoint neighborhood of Brooklyn, NY, has seen a burst of activity as more people ditch the commute and don’t mind stepping off the island to call the outer borough home. Greenpoint, with its views of Manhattan skyline and array of boutique shops, coffee houses, restaurants and green space, has a lot of development going on right now. Among the residences on tap to open next year is The Huron. The building is seeing quite a bit of interest in presales right now as people are drawn to the comfortable one- to four-bedroom units overlooking the city. “New-development condos on the waterfront with these types of views are rare. Most lots are allocated to rental buildings,” says Kayla Lee, associate real estate broker for SERHANT., representing The Huron. “A lot of people are extremely excited to be on the waterfront—especially with direct Manhattan views.”
While Greenpoint was once considered a hipster neighborhood, it’s now a mix of young professionals and families, too, says Lee. “It has a lot of character,” she adds.
Architect Morris Adjmi, the building’s designer, says his inspiration comes from Greenpoint neighborhood’s evolving history from its origins as greenspace along the East River to its manufacturing community. What was once H Street was named Huron Street in the 1850s, likely named after a locally built steamship of that name at the time. The building’s unique design is meant to mimic the silhouette of a steamship with two smoke stacks. “We create buildings that stand out by fitting in,” Adjmi is quoted on the building’s website.
Admji is known for beautiful, classic finishes,” says Lee. “The lovely brick base keeps with the whole Greenpoint eclectic energy.” The large industrial-sized windows are reminiscent of large factory windows of the community’s early days and let in lots of light. White oak floors and ceilings over 10 feet high make each unit feel spacious. The kitchen and bathrooms will have Italian marble, Miele appliances, and an industrial chic vibe.
Many buyers have been asking three- and four-bedroom options, but the one-bedroom units have a bonus home office so buyers who don’t need as many rooms can still have space to work from home comfortably. Plus, many of the units have large terraces for outdoor entertaining. “We’re seeing everyone under the sun. We have a large pool of homebuyers from the neighborhood and Williamsburg,” says Lee. Many interested buyers are renters who are opting to settle in. The building is constructed in the shape of an H for Huron. The two-tower design gives it a boutique feel and allows for more of the building’s units to have water views. “There is incredible light and striking views in both towers because of the angle of the building,” says Lee. Plus, she adds, the building doesn’t have the typical cookie-cutter layout for each of the units. Each one is designed to emphasize the best views and light for that particular unit.
Those looking for green space will find it here as well. The building will have multiple rooftop terraces offering gas grills, outdoor dining, an outdoor movie screen, lounge areas with fireplace and wet bar. There is a waterfall promenade with benches and a treehouse playground with an 8,000-square-foot park complete with hammocks and benches. The outdoor park is just off the second floor and designed to help families connect with nature.
Indoors at The Huron, recreation rooms for teens and kids, a state-of-the-art gym, an indoor pool, a co-working room, a dining room for events and a entertainment lounge all provide additional luxuries for residents. “There is truly something for everyone and really no need to ever leave the building!” says Lee.
