Tribeca Townhome Wrapped in Luxury

Address: 145 Reade St., New York, NY
Bedrooms: 4
Bathrooms: 7
Square feet: 10,582
Price: $39,995,000

Some historic buildings are brought back to their former glory when they are renovated. This 1910 townhouse in Tribeca was transformed into much more than that when it was rebuilt in 2013 with all the finest of materials and finishes available. From the grand entrance with spiral staircase and marble floors all with art deco references, to the rooftop patio and pool, every detail is sophisticated, luxurious and fashion forward.

โ€œThe integrity and materials that went into this are at the highest level that one can find. It feels like a stately home in Connecticut, but itโ€™s in the heart of Tribeca. It stands out; it is a conversation piece,โ€ says Vickey Barron, real estate agent with Compass in New York City.

With 12-foot ceilings throughout (even in the basement!), nine fireplaces, including three wood-burning, custom woodwork, a commercial grade elevator, radiant heat floors (including the sidewalk outside!) and AV wiring throughout, there is no shortage of comforts on every floor.

โ€œThis family paid meticulous attention to detail when designing this home. Their goal was to create a true home to raise their family, which can be felt throughout the residence,โ€ says Barron. The homeowners wanted a home built to last where they could cook, entertain, spend quality time together and escape the hustle and bustle of Manhattan.

The entry serves as entertaining space for parties as it flows seamlessly into the kitchen. The eat-in kitchen has a large marble island with seating, two ranges, a banquette for dining and lounge chairs that cozy up to the wood-burning fireplace. Glass doors open to a patio just off the kitchen. Up the grand staircase, a living room and dining room with butlerโ€™s pantry provide more space for guests. Both have a fireplace. A Balcony off the living room lets in lots of natural light.

While the living room and dining room exude formality, the lower level has a cozy and casual cinema room and den with full bathroom. There is also a wine cellar and home gym. โ€œThe property is elegant and refined, and while the current dรฉcor leans towards formal, the homeโ€™s footprint has the flexibility to transform into a more versatile aesthetic with open-feeling rooms and a transition to more casual dรฉcor for lounging,โ€ says Barron.

There are four generously sized bedrooms. โ€œSomeone who purchased this home as an investment would have made it eight bedrooms, but they opted to have larger rooms that were luxurious and comfortable,โ€ says Barron. The primary bedroom has two walk-in closets and a large bathroom encased in marble with soaking tub and double vanity as well as a sitting area with fireplace. โ€œThe primary bath has a bathtub made from one solid piece of stone,โ€ says Barron. โ€œI sell lovely apartments the size of the bathroom, it is that glamorous.โ€

On the rooftop, a patio with an outdoor kitchen, outdoor shower and saltwater pool offer private space to enjoy summer in the city. โ€œOn a warm day, the idea of dipping into your private saltwater pool and having access to an outdoor kitchen with Tribeca views is simply the ultimate,โ€ says Barron.

โ€œYou could never build a residence like this today,โ€ Barron says, citing the quality of the materials chosen on every level. The limestone and brick townhomeโ€™s steel windows are imported from England by Critall and custom fit. โ€œThe quality feels like it could be a manor in London or a historic home in Greenwich. Itโ€™s that refined.โ€

Set on a quiet street in the heart of Tribeca the city feels worlds away but provides easy access to shopping, art galleries, like The New York Academy of Art and restaurants (new and classic like The Odeon). โ€œTribeca is perhaps the most authentic New York neighborhood,โ€ adds Barron. โ€œYou do not feel the tourism. You feel the best of what New York has to offer.โ€
