Both modern and timeless, this contemporary home just a stone’s throw from the Greenwich Audubon Center was completely reconstructed in 2020. 

“Most of the Greenwich housing market is traditional or modern so we wanted to build a house that would be beautiful today but also in the decades to come,” says Rick Rosemarin, who is both the stunning home’s owner and developer. “The house has many modern features such as walls of glass, great open spaces but also traditional [elements] such as a living room and library. I believe the house is understated yet also very classy.”

Rosemarin’s team consulted with Ken Nadler Consulting and Luxury Investment Design to complete the newly imagined house.

The entryway to the mansion has glass railings and a three-story window in the stairway. Formal living spaces are double-height and ideal for entertaining with dramatic floor-to-ceiling windows and simple modern touches like a marbled fireplace surround and black and white kitchen with waterfall island.  “The waterfall countertop and matching bookmarked backsplash surrounding the oven is one of my favorite features of the kitchen,” says Rosemarin. The kitchen is open to the sitting areas and has a window-seat lounge-style breakfast nook. “The dining room is set off by modern sliding glass doors. There is a great flow between guest and family areas.” The first-floor master bedroom also offers a practical option for future planning if, say, an elderly person needs to be on one floor. “It’s a truly multigenerational house with many guest suites and separate entertaining areas where a large family can live harmoniously,” adds Rosemarin.

The details you can’t see are the smart-home features and state-of-the-art equipment, including a Savant system that provides remote management of temperature, lighting, window treatments, pool, sound and security. The HVAC system has 14 zones with fresh air flow and a hospital-grade filtration system.

Outside, a tennis court, sports field and a pool with waterfall provide lots of entertainment, and an open outdoor living room with fireplace is the perfect place to gather year-round. On the lower level, a 24-seat theater has an audio visual system with 34 zones. Video matrixing allows you to watch what’s on in the theater room even while doing dishes or getting in a workout. “We have always enjoyed having family movies and we wanted to make sure the theater was special,” says Rosemarin. “The ceiling height in the theater allowed us to have a very large screen with four rows of seats giving everyone a great view. The theater was designed by Audio Video Crafts, who has designed many award-winning theaters. The sound panels, sound wool and special drywall allow us to watch movies while not disturbing other family members. It was also important to us that while entertaining, there was a space to congregate during movies outside the theater to grab a drink or snack. So there is a bar directly outside the theater which is a great spot.” 

The wellness center includes a sauna and steam room and a spa to relax and unwind. “The massage room also opens out to the garden which is great if you have a private fitness trainer or masseuse come so they can go directly to the spa and not through the house,” says Rosemarin. “Having a glass sauna and steam room was tricky to design but well worth it as you do not feel claustrophobic while enjoying these two spaces.”The gym was designed with a full wall of glass with a tiered garden outside. There are also “beautiful and thoughtfully placed bars that are perfect for entertaining,” says Amanda Miller, the property listing agent with Houlihan Lawrence. 

“We were fortunate to be able to live in the house throughout the pandemic and really get to enjoy our time,” says Rosemarin. “In the summer, I found my favorite spot was to be outside in the jacuzzi as you could really enjoy the beautiful sunset hitting the house and see the house light up at night showcasing all of the windows. You could also enjoy the outdoor TV with amazing sound. During the winter, I enjoyed a sofa we had in the hallway which overlooked the great room but also looked out to the snowy backyard, as well as the front yard which, when lit up, looked magical.”
