Luxury comes in many iterations but this townhome’s distinctive feature of having a private yard and brownstone entrance with the amenities of a luxury high-rise—all while having unobstructed views of Central Park—it something you don’t see every day. “What’s really unique is the plot of land [the building] was constructed on,” says Mike Fabbri, real estate agent with Nestseekers. “It’s wider than it is longer, and each unit faces Central Park. That is very unique.”

The listing describes the interiors with a California-like vibe. Fabbri says natural white oak flooring, large glass windows and warm tones, plus the views of the park from every unit connect residents with nature. Each window is framed in white oak as well. “The whole philosophy of the building was to make the building feel like an extension of Central Park,” says Fabbri. Windows are framed in white oak as well, and the granite countertops pick up the earth tones of the rock formation in the park.

The kitchen is outfitted with custom millwork, custom matte and glass cabinetry, Jet Mist granite countertops and glass backsplashes. The primary bathroom is finished Bianco Alanur and Turkish Nestos marble, radiant heat flooring and Hansgrohe fixtures.

“Everything is modern, sleek and hidden so it doesn’t distract from the main attraction: the view,” says Fabbri.

Tech abounds in this modern, new building: Every unit in the building has custom motorized shades. Some residences in the building have electric car stations installed in their parking spots. Plus, each unit has its own ventilation system, so air is not shared between units. Every washer and dryer and kitchen stove vents out of the building. “There is really no expense spared to make health important,” says Fabbri of the construction.

The townhouse unit is also very private. You can pull into your garage space and go right into your unit. A private garden in back is connected to the unit with large, sliding doors, providing indoor/outdoor living. Shared amenities include a full-time doorman, storage space, a children’s playroom, a residents’ lounge, a fitness center, a pet spa, a common terrace and a furnished rooftop deck. “The beauty of this building is that there are only 37 units, so you are guaranteed to be able to use all of the amenities and have privacy, especially when it comes to the outdoor spaces,” adds Fabbri.

Central Park North has become a desirable destination for Manhattanites looking for residence. With access to the Upper East Side and Upper West Side, it provides flexibility getting in and out of the city with an authentic neighborhood feel that a lot of buyers want, says Fabbri. “There is a lot of investment in the area,” he adds, “including a $1 billion restoration project going on in the north side of Central Park. It’s really making it very desirable.”
