Maple Hill Farm in Redding, CT, has all the makings of a lavish property: gorgeous views of lush and beautiful grounds, space for incredible parties (complete with room for live band concerts!), luxurious cabins for guests, trails for hiking or snow shoeing and a main house that’s designed to feel like it has been on the grounds for centuries while still being modern, sophisticated and comfortable. 

“It’s magical,” says real estate agent Roni Agress of William Pitt Sotheby’s International Realty in Redding, CT. 

The current owners built the home in 2014. Designer Amy Zolin worked with the architect to design the interior of the main home. The homeowners wanted something easy, modern and conducive to family gatherings—but also love history and hoped for the home to reflect a European and relaxed feel. 

And that’s exactly what they got: On the lower level you’ll find a recreation room, full kitchen and nana doors that open entirely to the outside patio and pool. On the patio is a double-sided stone fireplace with outdoor grills.

As a true sustainable farm, fruit-bearing trees and bushes provide apples and blueberries, vegetables and flowers grow in the garden, plus there’s an aviary, a sugar house for making maple syrup, and pigs and chickens who roam freely with the help of an automatic pen door. While the barn has four stalls for horses, it has also been equipped with all the necessary tech to house a recording studio upstairs as well as a concert venue for live band performances. A full catering kitchen in the barn also makes it convenient for hosting parties there. 

“It’s a very giving family and a giving place,” says Agress, who points out that the current owners have hosted a number of fundraisers on the grounds. 

Three antique cottages on the property have been on the grounds since the 1700s but have been updated with modern conveniences of kitchens, baths and laundry, and are fully air conditioned. Every building on the compound has a generator.

Outside, a patio and rustic tables and chairs overlook the stream and vista of the three-acre pond, which is stocked with trout and bass for fishing from kayaks and pontoons. A tennis hut and tennis court, plus fields for playing sports provide lots of opportunity for physical exercise for all, says Agress. 

On the property you’ll also find what the owners dubbed “The 100-Acre Woods”—about 21 acres of open space with trails for hiking or horseback riding. The family even had an artist paint Winnie the Pooh characters on wood sculptures, which you will find at picnic areas and resting places along the trails. 

“The property is a mix of everything. It gives the feel of resort properties in upstate New York, but you don’t have to get on a plane to get away,” says Agress. It’s also convenient enough to live there full time, since it is close to Redding schools, 15 minutes from the Route 7 corridor, minutes from the Danbury airport and I-84 interstate, and an hour and a half from New York City by car or train. 

“It’s a singular offering for the amenities and property,” says Agress, who has already received inquiries from buyers all over the world. “It’s amazingly comfortable and welcoming.”
